Owner's-rep cost consultancy for a 372,014 SF, 7- and 31-story mixed-use building — retail on the lower floors with residential and amenity floors above; final construction cost $337M. The estimate was delivered with cost breakouts at the client's request to support value-engineering efforts.

Key contributions

• Lead architectural estimator for the owner's-rep cost consultancy across the full mixed-use program.
• Prepared an independent cost estimate during DD with breakouts for the lobby, amenity, pool, kitchen millwork, podium, and tower scopes.
• Led reconciliation meetings with the building owners to justify cost discrepancies against the contractor's estimate.
• Coordinated delivery of structural and MEP estimates from the project team into the final integrated deliverable.
